Lakeside Snow Removal Service
Seasonal driveway snow removal service is available from November 1st to March 31st (the “Snow Season”). Walkway and entrance clearing is also available as an add-on service at an additional cost.
Pricing for the Snow Season is based on a fixed seasonal rate determined by the size of the driveway and/or walkways that require clearing. The seasonal fee will be invoiced in two installments – the first 50% is due in November and the second in mid-January. Payment is due upon receipt of the invoice. Failure to pay within 30 days of the invoice date will result in suspension of snow removal service until payment is received.
The fixed-price seasonal contract will provide snow clearing for up to 16 snow events over the Snow Season. Lakeside reserves the right to a surcharge for snow events in excess of this number. The surcharge will be proportionate to the amount of the contract for the Snow Season and will be charged on a per event basis if required. Lakeside may waive its right to additional charges at its sole discretion.
Snow removal will occur for each snow event of 5 centimeters or more of snow accumulation. The timing of snow removal will vary from storm to storm depending on the timing of the snowfall and the homeowner consents to snow removal at any time of the day or night as may be required.
Forecasts are monitored during snow events and assuming local authorities have not issued any restrictions on local road travel, generally the first driveway clearing will take place in the final two hours of the snowfall forecast period when snowfall has tapered and at least 80% of forecasted accumulation has occurred. However, during a snow event Lakeside is not able to provide a guarantee on when the initial snow removal will occur as we cannot predict when snowfall will end and whether access roads will be passable. If required, the second driveway clearing will occur after the municipality snowplows pass. For smaller snowfall amounts (less than 8 cm) only a single clearing may be required depending on outside temperatures and melting conditions and this single clearing will occur after the snowfall ends.
In cases of an expected period of prolonged snow fall during daytime hours, assuming roads are passable, visibility is acceptable and there are no warnings or restrictions on local travel, reasonable efforts will be made to do a first clearing of driveways before 5PM so homeowners are able to access their driveway at the end of the business day.
If the service for walkways and entrances is purchased, this clearing is done separately from homeowner driveways. Walkways and driveways will only be cleared one time after the snow event is over. It may take up to 6 hours after the snowfall ends to have walkways cleared.
Any cars in the homeowner driveway should be positioned near the top and side of the driveway to permit maximum accessibility by snow removal equipment. If it is possible to move the car on to the roadway, especially during the second clearing, it will ensure a full clearing of the driveway. In the event that vehicles are parked in the driveway, snow will only be cleared in areas that are accessible by snow removal equipment.
Driveway markers will be installed on the edges of the homeowner’s driveway to identify the boundaries of the asphalt and minimize any damage to lawns or gardens. Lakeside will exercise care in the performance of services to minimize any damage to the homeowner’s property. If damage is caused to lawn areas by snow removal equipment, it will be repaired in the spring after all snow has melted. Lakeside shall also be responsible for, and shall restore at its expense, all other damage caused to the homeowner’s property during snow removal operations, apart from damages that are reasonably foreseeable as a consequence of snow removal including but not limited to the damages noted in paragraph 10, 11, 12 and 13. Any identified damages should be reported to Lakeside within 7 days of their occurrence.
Deteriorated driveways have a higher risk of being scratched or chipped during the course of snow removal operations. In the case of uneven or deteriorated driveway surfaces Lakeside will not be responsible for replacing pieces of asphalt or interlocking brick that may get damaged by snow removal equipment. If the driveway is uneven, minor scratching from the snow removal equipment can also occur. Lakeside shall not be responsible for scrapes, scratches, and other minor surface damage on driveway surfaces and curbs resulting from snow removal operations.
All driveways must remain clear of any debris or items that could be damaged by, or cause damage to, snow removal equipment. Examples include flowerpots or planters, recycling bins, garbage cans, basketball nets, children’s toys, downspout extensions, hoses, Christmas lights and extension cords. The homeowner is responsible to remove any moveable property from the driveway on a snow day. Lakeside cannot be responsible for damage to items left in the homeowner’s driveway especially if they are concealed by snow and are not visible during clearing.
Any immovable property that protrudes into the driveway including steps, retaining walls or ramps should be identified with protective markers. Lakeside will not be liable for damages caused to any immoveable objects hidden under snow and unidentified by protective markers.
The homeowner consents to the placement of snow on lawn areas on either side of the driveway as needed and acknowledges that as the season progresses, snowbanks will increase in size and may cause unavoidable visibility issues to the roadway. The homeowner is responsible for winterizing any shrubs or hedges in the vicinity of the driveway or that are exposed to snow accumulation in order to prevent damage from snow removal services. The homeowner will also take necessary steps to ensure that branches are not protruding into the driveway or walkway areas that are to be cleared. Lakeside shall not be responsible for fixing broken branches or replacing shrubs/hedges that protrude into the driveway and walkways or that may be damaged by heavy snow accumulations.
Snow removal service does not include ice-melt or adding abrasives to driveways or walkways. During freezing or icy conditions, it is the homeowner’s sole responsibility to determine when or if ice-melt or abrasive products are needed, and to apply such products as necessary. Lakeside will not be responsible for any damages or claims whatsoever relating to, or caused in whole or in part by, the failure of the homeowner to apply ice melting products or abrasives to surfaces cleared by Lakeside and agrees to indemnify and save Lakeside and its agents and employees harmless from and against any such claims.
Transmission of invoices, estimates, service notifications and other related documents relevant to services provided by Lakeside shall be conducted by email where possible. By providing your email address orally or in writing, you provide express consent to receive such documents, notices, and correspondence by email.
